It is typical horror movie with a haunted house theme. It is a movie before 1990 definitely - 70’s or 80’s.
Some guy moves into a house in the suburbs and, traditionally, something scares people. A team with a ghost-tracking apparatus shows up and it turns out that there’s an invisible ghost without a head (I think it was buried in the garden). I remember the scene where they tracked it as it came down the stairs (distinctive footstep sounds). The hero probably lived alone, because I don’t recall any family. The ghost was a criminal (probably).
