I remember watching this movie (OR series, but its probably a movie) premiere on Disney (or one of those teen/kid chanels) sometime after 2010. It was about a new girl moving to a new house, it was near the or some tyoe of body of water, then she met this guy and some friends. She falls in love with the guy and along the way learns he doesnt have a family. At the end she discovers he was a ghost all along. There’s a mystery /scooby doo-esk plot hoing on, the girl and her frinds are trying to find a book (or smth like that)
